The Tenant/s shall respect the wishes of the Proprietor and shall follow the below conditions:

• Not sublet to any other person. Only those named in the agreement shall occupy the villa.
• Understand that if complaints are received by the Residents Committee concerning the behaviour of my party, the owner or representative can terminate this contract and request vacation of the villa immediately.
• Not fix any items to the walls or add any fixtures or fittings.
• Not remove any fixtures or fittings.
• Not remove any furniture, games, C/Ds, videos, books or any other items, left in the property which are for your use during your holiday period only.
• Keep the property clean and tidy, and leave it, as you would wish to find it.
• Take all reasonable precautions to prevent infestation of the property.
• Remove all rubbish from the property regularly and place it in the green wheelie bins at the collection points.On no account use builders skips.
• Take all reasonable precautions to prevent any damage to the water or heating systems.
• Launder towels/bed-linen etc yourselves. There is no cleaning service during your stay.
• Hang wet/damp clothes on the designated clothes rack, NOT on furniture.
• Take extreme care when using electrical items, especially if wet or near water.
• Clean all electrical items regularly.
• Be aware that the floor tiles are hard and serious injury could occur especially when feet are wet.
• Report any damage or faults as soon as possible to the keyholder.
• Allow reasonable access to the property to the proprietor or any authorised person to carry out any inspection or repair.
• Not use or permit illegal drugs in or on any land which forms part of the property.
• Not smoke in the apartment.  Ashtrays are provided for outdoor use.
• Be careful of injury when using a barbeque (not supplied).
• Be aware that proprietor or agent accepts no responsibility whatsoever or howsoever caused for injury or damage caused as a result of the use of the apartment or community facilities.  Guests have a duty and are responsible for the supervision of all children at the apartment or in any swimming pool or in the sea.

Accidental Damage

Accidents will happen and it may be cheaper to replace with something similar, rather than incurring extra expense by the Proprietor sourcing and purchasing a replacement. Please inform the key holder.

Utility Cuts

Spain suffers from occasional electricity and water cuts which is mainly due to high demand.  The Proprietor holds no responsibility for such cuts in utilities. If the Proprietor is aware of work being carried out you will be informed as soon as possible.

Building

As the villa is new and in a new Urbanisation there may be building work nearby. Whilst this has not affected or restricted previous guests or nearby residents, we feel that we should bring this to your attention.

Security Deposit

The party agrees that if the property has been left unreasonably dirty, or keys have been lost or unreasonable damage has been caused, all or part of the deposit will be retained by the Proprietor or representative to effect repairs. The Proprietor reserves the right to pursue loss or damage through legal processes for the loss, theft of, or damage to any items of property owned by the proprietor.

Your Safety

I hope that your holiday is an enjoyable one, and by taking sensible precautions it will remain so. Whilst a majority of tourists and residents are law abiding, there are, just as in your own country, some opportunist thieves.  Please think of your safety and security.

Security grills and a safe are provided for your safety and security. The Proprietor takes no responsibility for the theft or loss of any of your property or valuables and no responsibility for items left in the safe. 

Leaving the Property Unoccupied

• Lock all valuable items in the safe provided.
• Close all windows.
• Fully lower shutters.
• Double lock front door and door grill.
• Secure front gate

When Resident

• Keep all valuables locked in the safe provided.
• Be aware of opportunist theft. If you wish to keep windows or doors open, close and lock grills. 
• Not leave any valuables exposed or outside when unattended.
• Secure front gate.

Out & About

• Not leave any property unattended when at the pools or on the beach.
• NOT TAKE ANY ITEMS OR FURNISHINGS FROM THE PROPERTY FOR USE AT THE POOLS OR BEACH EXCEPT THOSE  SPECIFICALLY INDICATED FOR THAT USE.

The End of Your Holiday

• Leave all towels & bed linen folded for owner to launder.
• Cleaning will be carried out after your departure.
• Everything has been provided for your comfort and welfare for you to enjoy during your holiday. please do not remove any property from the apartment except for your personal belongings.  The next clients wish to enjoy their holiday as much as you have.
• A keyholder will arrive in time prior to your departure to view and check the property and collect the keys and return your deposit (subject to conditions above). 

Force Majeure

We will not be liable for loss, injury or delay occasioned by any of the following, strikes, riots, political unrest, hostilities, war, threats of war, terrorist activity, industrial disputes, fire, flood, technical or weather problems with any transport, aircraft grounding or delay, closure of airports, ports, weather conditions or any other event beyond the control of ourselves or any agent or representative.
